Property Management & Co-Hosting
Short-term rental co-hosting and full-service property management for owners and investors who want stronger bookings without creating another full-time job.
But only when someone is actively managing it.
A successful short-term rental is not a property you list once and forget. Behind every booking are dozens of moving pieces:
When these things are managed well, guests rarely notice them. When they are not, the results show up quickly:
The property may be beautiful. But a beautiful property with weak systems is still a weak short-term rental business. That is where StayAwhile comes in.

Tell us about your property. We will review the details and contact you to discuss fit, expectations, and next steps.
The management fee covers StayAwhile's management services. Turnover cleaning is priced separately and is generally charged directly to the guest as part of the reservation — meaning the standard cleaning cost is not normally taken from the owner's nightly booking revenue.
Additional services billed separately include: deep cleaning, excessive cleaning, mid-stay cleaning, owner-stay cleaning, and specialty cleaning. All cleaning expectations and pricing will be discussed before management begins.
Never wonder whether the property has enough toilet paper again. Guest supplies sound simple — until someone has to monitor, purchase, transport, organize, and restock them.
Properties with 2 bedrooms or fewer
$99/month
Properties with 3 bedrooms or more
$147/month
The monthly restocking fee covers inventory monitoring, purchasing coordination, delivery, organization, and restocking labor. The actual cost of purchased supplies is billed separately.
We look at the location, type, size, condition, current listing, expected owner use, and operating requirements.
Some owners want maximum hands-off income. Others want personal use. The right strategy depends on what you are trying to accomplish.
We will help you decide whether Co-Hosting or Full-Service Management is the better fit.
Listing review, pricing setup, guest messaging, access instructions, cleaner process, supply plan, calendar settings, and launch preparation.
Once the property and systems are ready, StayAwhile begins managing the agreed portion of the operation.
StayAwhile is not a distant call center managing properties from another state. We understand the Lawrence market, local demand, major events, guest expectations, and the operational realities of running short-term rentals here.
Our systems have been shaped through thousands of guest stays, real-world problems, changing market conditions, and firsthand property management.
We do not set one rate and hope for the best. Pricing, restrictions, discounts, and availability must respond to demand, seasonality, weekends, holidays, KU events, graduation, local festivals, and market changes.
With our full-service plan, our name, systems, guest experience, and portfolio reputation are connected to how your property performs. We cannot afford to be careless with your property because poor management affects our business too.
Owners often focus only on the management fee. But self-management has costs too: time, missed bookings, underpricing, preventable refunds, poor reviews, slow responses, and constant interruptions.
The better question is not "What does management cost?" The better question is: "What is my time worth, and what is poor management already costing the property?"
Choose the level of management that fits your goals. Then let us help turn the property into the organized, professionally managed investment it was supposed to be.
